Two very different jobs that need the same truck
An estate cleanout and a rental turnover both end with an empty house, but they don't feel remotely alike, and we don't treat them alike.
An estate is somebody's life. There is no version of that week where clearing out the house is the easy part, and the last thing anyone needs is a crew talking loudly about what's in the closets. We work quietly, we don't handle anything personal carelessly, and we set aside anything that looks like it matters instead of making that call ourselves. If a family member needs to stop and take a minute in the middle of it, that's fine. We'll wait.
A rental turnover is a deadline. The tenant left what they left, you have a unit that needs to be showable, and every day it sits empty is money. That job we do fast, and we do it with the certificate of insurance your building or your management company is going to ask for.
What we handle
- Full single-family and multi-unit house clearouts
- Apartment and duplex turnovers between tenants
- Abandoned property and post-eviction cleanouts
- Downsizing before a move to a smaller place or assisted living
- Pre-listing clearouts so a realtor can photograph and show
- Foreclosure and bank-owned property clearouts
- Garage, attic, basement, shed and yard included
- Furniture, appliances, carpet and window treatments
What we set aside instead of hauling
In an estate clearout we find things that shouldn't go on a truck: deeds, wills, tax records, insurance paperwork, military discharge papers, savings bonds, photographs, letters, jewelry, coin and stamp collections, and cash tucked into books and coat pockets. Our standing rule is simple — if it looks personal, financial or irreplaceable, it gets boxed and handed to you, not disposed of. You decide. We've never regretted setting something aside, and you can't undo throwing it out.
Working with executors, attorneys and realtors
We're used to a job where the person hiring us isn't the person who lived there, and sometimes isn't even in the state. We can coordinate with an estate attorney, an executor, a realtor or a property manager, work to a closing date, and provide proof of insurance up front. If you're out of town, we can arrange access, send you photos of the property before and after, and get it done without you flying in.
What it costs
A full-property clearout is priced by the volume that comes out and the labor to get it out, quoted on site before we start. Free estimate. If a house looks like more than one truckload — and most do — we'll tell you that honestly at the walkthrough instead of discovering it halfway through and asking for more money.
What we can't take on this job
We do not remove hazardous waste or chemicals — no paint, solvents, motor oil, gasoline, pesticides, pool chemicals, asbestos, propane tanks, or medical waste. That material is regulated and has to go through a licensed hazardous-waste channel. If you're not sure what something is, call and describe it and we'll point you to the right drop-off.
